What I Looked For in the Best Airbnb Mattresses

Using our tried-and-true review methodology, we honed in on the following metrics to help us identify the best mattress for your Airbnb or rental. These factors directly impact comfort, sleep quality, and durability.

  • Edge Support: Edge support ensures the mattress maintains its structure when sitting or lying along the perimeter. Edge support is essential for couples, heavier sleepers, and anyone who uses the entire surface of the bed.
  • Pressure Relief: To evaluate how well a mattress cushions key pressure points, we have numerous testers of different body types and sleep preferences try each bed in both side and back sleeping positions and provide their feedback. During this process, they note if they felt any tension in pressure-prone areas, such as their hips, shoulders, and lower back. On certain mattresses, we use a pressure map (a mat that records the amount of pressure (PSI) placed on areas like the hips, shoulders, and lower back) to assess pressure relief. If a mattress produces lower-than-average PSI readings (14.94 for side sleepers and 12.4 for back sleepers), it indicates good pressure relief for that position.

The Nectar Classic is the clear winner for the title of best Airbnb and rental property mattress because it offers everything your guests could want at a reasonable price (a queen-sized mattress is often on sale for under $700). My fellow mattress testers and I found that it excelled in every key category, earning a 4 out of 5 or higher in cooling, edge support, and back-sleeping pressure relief.

After testing a multitude of mattresses, I have found that Nectar mattresses generally perform well in the cooling category, and their flagship model is no exception. Although the Nectar Classic doesn’t have innerspring coils for added ventilation, its cooling cover layer does a good job of keeping things crisp and comfortable.

I used a thermal gun to measure the surface temperature of the Nectar before and after lying on it for five minutes, and saw a minimal increase of 5.4 degrees. I gave it a near-perfect 4.5 out of 5 in this category because I could feel the coolness of the cover layer under my back while lying on top of it.

Another area in which the Nectar Classic excels is edge support. Many memory foam mattresses lack the reinforced corner-to-corner support that their hybrid and innerspring counterparts have; however, the Nectar felt sturdy and reliable throughout. I gave it a 4 out of 5 in this category because I was able to roll toward the perimeter of the mattress and lie on it without feeling like I was going to fall off the bed.

The consistent support also contributed to excellent pressure relief, especially for back sleeping. Regardless of where I lay on the Nectar mattress, I received the same support in my lower lumbar region, which kept my spine aligned and tension-free. I gave it another 4 out of 5 in this category.

I was pleasantly surprised by the edge support provided by the Nectar Classic, as most all-foam mattresses tend to score lower in this area.

While testing pressure relief, I invited our chief medical product tester and licensed physical therapist, Dr. Joe Tedesco, to try the Nectar and offer his clinical perspective. He agreed that the Nectar was a solid option for back sleepers.

“I’m someone who loves to lie on the flat ground,” said Dr. Tedesco. “I feel like everything is supported evenly, and I don’t notice pressure anywhere. My alignment feels great on this mattress.”

That said, there are a couple of areas where the Nectar might falter for some sleepers. Since this mattress is on the firmer side of the memory foam spectrum, it might be too rigid for some strict side sleepers and individuals weighing less than 130 pounds. These sleepers may not get enough cushioning around their joints on this bed.

On the other hand, the Nectar Classic may be too soft for stomach sleepers and those weighing over 230 pounds. These sleepers typically require a firmer mattress to keep their hips aligned with the rest of their bodies.

Helix has a line of six hybrid mattresses, each with a different level of firmness. The Midnight is one of their medium models. After testing hundreds of mattresses, my fellow sleep science coaches and I agree that no mattress will please everyone. However, when you are furnishing an Airbnb or vacation rental, you want something that comes close. Hybrid mattresses are a safe bet because they combine the supportive coils found in innerspring models with the plush memory foam found in all-foam beds. Among our favorite hybrids is the Helix Midnight Luxe, which scored a 4 out of 5 or higher in edge support and pressure relief.

If your Airbnb sees a lot of traffic throughout the year, you want a mattress that can withstand frequent use. According to our chief medical advisor, Dr. Raj Dasgupta, a mattress with sturdy edge support is a good indicator of sag-resistant durability. The reinforced perimeter of the Helix Midnight Luxe helped it earn a near-perfect 4.8 out of 5 in this category during testing.

“The edge support is super solid on the Midnight Luxe,” said mattress tester Cait Giddings. “It was easy to get in and out of the bed. I didn’t feel like I had to fight to get up from a sunken position. I could sit on the edge without feeling any slipping and sliding, and I didn’t have to use my hands for balance.”

The Helix Midnight Luxe’s exceptional support and cozy pillow top cover layer also provide some of the best pressure relief we have seen in a hybrid bed. Cait awarded the Helix an average pressure relief score of 4.2 out of 5.

During the pressure relief test, Cait invited our chief medical product tester, Dr. Joe Tedesco, to provide his feedback on the Midnight Luxe. He was impressed with it across the board, but particularly loved it for side sleeping.

“This is a great mattress for side sleepers,” said Dr. Tedesco. “The first thing I notice is that I can feel that my feet are falling into the mattress easily, which lifts my knees a little higher, and creates a weightless feeling. I can also feel my pelvis sink somewhat into the mattress while still getting great support. My pelvis is very supported in this position.”

For many sleepers, overheating is the primary obstacle to getting a good night’s rest. Fortunately, that shouldn’t be a concern for your guests on the Bear Original, as it scored an impressive 4.5 out of 5 during testing. Mattress tester Riley Otis praised its ability to disperse heat and maintain a neutral feel after lying on it for an extended time.

“I thought this mattress had a really nice cool-to-the-touch feel when I first lay down on it,” Riley said. “As I was lying there, I could feel the bed adjusting to my body heat, but I never felt like it was uncomfortably hot. The Bear Original felt cool the entire time I was on it, which is impressive for an all-foam bed.”

The Bear Original’s consistent corner-to-corner support also ensures that your guests can use all of the mattress. Riley and fellow mattress testers appreciated that they could lie along the very edge of the bed without feeling as if they were going to fall off, and awarded the edge support a 4.2 out of 5.

“I thought the edge support was solid when lying down,” Riley said. “I didn’t feel unstable or like I was about to fall off and felt secure overall.”

Couples will also appreciate the Bear Original’s exceptional, 4.7-star motion isolation. Like many similar mattresses, the memory foam in the Bear does a good job of dampening motion and preventing it from rippling across the surface of the bed, which is essential for sleepers with restless partners.

The only potential drawback of the Bear Original is that its pressure relief is only slightly above average at 3.5 out of 5. Dr. Tedesco, our chief medical product tester, noted that this mattress should be adequately comfortable for most sleepers; however, those who need deep-sinking pressure relief in high-pressure areas may prefer a softer bed with more cushioning.

“The heaviest parts of my body – torso and pelvis – sink the most when I am on my back, but it is still giving me pretty good support,” said Dr. Tedesco. “However, since this mattress is on the firmer side, you’ll need a good pillow to help ease any existing tension.”

The last complaint you want to see during a busy summer at your oceanfront Airbnb is that it was too hot to catch some shuteye. Fortunately, there is a bounty of cooling mattresses that are perfect for keeping things cool during a hot summer. Among those mattresses is the Leesa Sapira Chill, which scored a 4 out of 5 or higher in pressure relief and cooling.

Luxurious mattresses offer deep, contouring pressure relief, and after spending a few minutes on the Leesa, our testers thought they were on a hotel bed. During testing, the tension-relieving abilities of the Leesa Sapira Chill floored our team of certified sleep science coaches. They awarded it a 4.5 out of 5 in this category.

“This bed provides excellent pressure relief, especially for side sleepers,” said mattress tester Riley Otis. “The pillow top really adds a lot in terms of plushness and comfort. There was some nice cushioning around my hips and shoulders, which I really appreciated as someone with sensitive hips.”

Dr. Joe Tedesco, our chief medical product tester, also joined us during testing to see what all the hype was about. He praised its pressure-relieving comfort in the back-sleeping position.

“I don’t feel any pressure on my back,” said Dr. Tedesco. “My hips are sinking into the mattress more than any other part of my body, but the springs help bring them back up. My shoulders aren’t curving in. This mattress is even comfortable without a pillow!”

As you can probably deduce from its name, the Leesa Sapira Chill also excels at cooling and temperature regulation. Riley and her fellow mattress testers gave the Sapira Chill another 4.5 out of 5 in this category because of its outstanding results on our thermal gun test, where the surface temperature only increased by 5 degrees after lying down on it for 5 minutes.

“I was very impressed by the cooling abilities of the Leesa Sapira Chill,” Riley said. “The cover has a cool-to-the-touch feel that stayed the whole time I was lying on it. I would for sure recommend this bed to hot sleepers. The gel-infused foam quilted into the pillow top was noticeably cool.”

However, the Leesa Sapira Chill scored less than a 4 out of 5 in two categories: edge support and motion isolation. While its performance in these categories was still technically above average, scoring a 3.9 and 3.7, respectively, it indicates that the Leesa might not be the best choice for certain sleepers.

In this case, sleepers who need a sturdy perimeter to bear down on to get up in the morning will likely prefer something with reinforced edges. Couples with partners who are sensitive to movement will need something that can better dampen and isolate motion to one side of the bed.

The Saatva’s coil-on-coil construction provides a classic innerspring feel. It’s a good option for combo sleepers, who will want to feel free to switch positions and avoid feeling “stuck” in the mattress. It comes in three firmness levels, so you should be able to find one that suits your needs. The Luxury Firm Saatva Classic is one of our staff’s favorite innerspring models for good reason. This luxurious mattress pairs two layers of innerspring coils with a plush, pillow top to provide robust support and comfort. During testing, we awarded the Saatva a 4 out of 5 or higher in the edge support, cooling, and back-sleeping pressure relief categories.

Livvi DiCicco and I tested the Saatva Classic together and awarded it a 4.8 out of 5 in the edge support category. It doesn’t matter if we were sitting, lying, or moving around on the perimeter of the mattress; we never felt unsteady. I barely felt any sinkage while sitting on the corners of the Saatva, which is usually the weakest point of any mattress. The Saatva Classic is ideal for sleepers with mobility concerns or those who require a supportive surface to ease their morning rise.

Equally impressive was its ability to maintain a cool body temperature. Using our thermal gun, Livvi and I measured the surface temperature of the Saatva before and after lying on it for five minutes. After five minutes of uninterrupted rest, the temperature increased by 7.8 degrees, indicating good cooling. That said, if you’re hosting guests in an extra-hot environment, you might want something with more specialized cooling features.

Perhaps most notably, the Saatva also scored high (4.3 out of 5) in back-sleeping pressure relief. On this mattress, your guests should notice that their spines remain in perfect alignment throughout the night and wake up without any strange new aches and pains. Our chief medical product tester and licensed physical therapist, Dr. Joe Tedesco, praised this mattress for back-sleeping, specifically.

“I feel weightless on this mattress while lying on my back,” said Dr. Tedesco. “Generally, if you’re a back sleeper, this could be great for individuals who have aches, pains, and other issues.”

However, the Saatva Classic was not a slam dunk in every category. It only scored a 2.7 out of 5 in our motion isolation category. Unfortunately, its two layers of innerspring coils make it a highly bouncy mattress, meaning that motion ripples from one side of the bed to the other. 

“As someone who owns this mattress and sleeps on it every night, it’s not the best mattress to share with a partner if you are particularly sensitive to movement,” said Livvi. “Whenever friends or family sleep over, I can feel every movement they make on their side of the bed.”

We also wouldn’t recommend the Saatva to sleepers who are strict side sleepers or individuals with joint pain. These individuals will likely need something softer, like a plush memory mattress, to cradle their high-pressure zones.

During testing, the Nolah Evolution performed exceptionally well across every category, scoring a 4 out of 5 or higher in pressure relief, edge support, and cooling.

The Nolah Evolution is one of our favorite mattresses for individuals with sensitive joints or aches and pains, thanks to its excellent pressure relief (4.3 out of 5). Our in-house mattress experts appreciated how its soft memory foam layers cradled their hips and shoulders while lying on their sides.

“I really enjoyed this bed on my side,” said one of our testers. “Overall, it hugged my body and supported me nicely. I didn’t feel much pressure around my hips and shoulders.”

Back and stomach sleepers will also appreciate its consistent edge-to-edge support, which earned a 4.6 out of 5 during testing. Regardless of where these sleepers lie on the mattress, their hips should stay elevated and in line with the rest of their body.

“I don’t typically sleep on my stomach, but when testing this position, it was very comfortable,” our mattress expert said. “I could feel the support from the inner layers under the pillow top, so it adequately supported my neck and back.”

Beyond support and pressure relief, the Nolah Evolution also stayed crisp and comfortable during the testing process. Using a thermal gun to measure the surface temperature of the bed before and after lying on it for five minutes, our in-house testers found a minimal increase of 4.9 degrees.

The only drawback of the Nolah has little to do with the mattress itself and more with the company’s policies. Nolah only offers a limited 120-night sleep trial. A 120-night trial is not the worst we have seen, but we would have appreciated a more generous period for a luxury mattress like this one.

Meanwhile, side sleepers will get enough cushioning around their hips and shoulders from the memory foam layers.

“On my back, I feel super aligned,” Riley said. “My hips are lifted, which is making my lower back feel amazing. This mattress is an excellent pick if you’re looking to lie in a straight, flat line. There’s a bit of cushioning, which feels pretty nice around the pelvis and upper back.”

While the Titan Plus Core scored highly in every category, it might not be the best choice for every sleeper. Since it has a higher firmness level (7.5 out of 10 on our firmness scale), side sleepers with sensitive joints and those weighing less than 130 pounds may find that this mattress is too stiff to provide the deep contouring that average-weight sleepers and individuals over 230 pounds will benefit from.

The Birch Luxe Natural is ideal for Airbnb hosts who are conscious of their guests’ allergies and the environment. The Birch is a USA-made mattress that uses responsibly sourced materials to create a comfortable, all-natural sleep surface. During testing, it scored a 4 out of 5 or higher in pressure relief and edge support.

One of the reasons this latex mattress earns the title of best organic mattress for rental properties is because of its outstanding pressure relief. Organic latex mattresses are known for their buoyant, responsive feel; however, they lack the deep contouring some sleepers desire. Fortunately, the Birch Luxe is the exception here, earning an impressive 4.8 out of 5 in this category.

“My spinal alignment is on point on the Birch,” said mattress tester Riley Otis. “My shoulders and hips are getting just a bit of sinkage to evenly distribute my weight and prevent pressure from building up. I think this would be great for side sleepers who prefer a responsive mattress that is on the firmer side.”

For Airbnbs and rental properties, edge support is essential because guests will sit, suit up, and sprawl out on the mattress surface. The Birch Luxe’s reinforced perimeter earned a 4.7 out of 5 in this category because it showed impressive stability, whether someone is perched on the side or sleeping near the edge.

“I don’t even need hands to assist me when standing up from the edge of the Birch,” Riley said. “I’m not sliding off, and the mattress has enough bounce to spring me out of bed without having to bear down on it.”

That said, there are a few considerations for hosts. The Birch Luxe earned a 3 out of 5 for cooling, so guests who run hot may prefer more targeted cooling technology. And because the mattress has a firmer feel, sleepers under 130 pounds may not experience the same level of contouring as heavier individuals.

While I am confident in the mattresses that made our final list, there were a few options that made me do a double-take. These runners-up had standout features that could be a solid fit for your Airbnb, depending on your needs and preferences.

Birch Natural

Like its Luxe counterpart, the Birch Natural uses eco-friendly and hypoallergenic materials. Our mattress testers loved it for its strong breathability, motion isolation, and edge support. However, we opted for the Birch Luxe Natural because of its plush mattress topper that offers guests a more luxurious feel.

Saatva Rx

The Saatva Rx delivers exceptional pressure relief, making it particularly appealing for guests with chronic pain. It’s a top-tier luxury model with zoned coils and premium materials. However, at over $3,000 for a queen-size mattress, it’s a significant investment. The Saatva Classic also had stronger edge support than the Rx, making it a potentially more durable option over time.

How We Picked and Tested These Airbnb Mattresses

To identify which mattresses can genuinely bring a luxurious experience into your Airbnb or rental property, my colleagues and I put each model through a series of hands-on tests. Below is a breakdown of the methods we used to evaluate every mattress.

Pressure Relief

A pressure-relieving mattress is an Airbnb essential because it prevents pain and stiffness. Deep contouring pressure relief is especially beneficial for side sleepers or those with joint pain. Our test for this evaluates how well a mattress cushions the hips, shoulders, and lower back.

“When your mattress doesn’t properly relieve pressure, it can trigger discomfort and disrupt your ability to stay asleep through the night,” says Dr. Dasgupta.

Our team uses a pressure-reading mat that’s placed directly on the mattress. Testers lie on their sides and backs, and the mat captures pressure buildup using color-coded thermal imaging. Blue and green represent low-pressure zones, while yellow and red indicate areas of elevated pressure buildup.

Edge Support

Edge support refers to how well a mattress maintains its shape around the perimeter. Sturdy edge support ensures you feel stable whether you’re sitting, sleeping near the side, or using the full surface of the bed. This is an important consideration for couples, individuals over 230 pounds, or those with mobility concerns.

We test edge support using three tests:

  • Tape Measure Test: We placed weights along the edge of the mattress in three increments: 99 pounds (lightweight sleeper), 154 pounds (average), and 198 pounds (heavyweight). We then used a tape measure to measure the compression under each weight. These numbers help us understand how well the mattress supports different body types. For reference, 3.7 inches of sinkage is the average we’ve seen across all tested beds.
  • Seated Test: Our testers sat along the sides and corners of the bed, then stood up repeatedly to simulate everyday movements. This helps assess how supportive and sturdy the mattress feels when seated.
  • Full Body Test: Finally, we lie along the mattress edge in every sleeping position to determine if it provides consistent support across the surface. A high-performing edge should feel just as stable at the perimeter as it does in the center.
